* Locate a suitable property. Although many homes are viewable on the Internet, Patti will sort thru them and try to pick the homes that are right for you. She may well be very familiar with the homes already. IF not, she will gather the information you need to make a wise choice. Patti will also schedule and attend showings with you, and can find answers to whatever questions you have.
* Introduce you to trustworthy, competent lenders to help determine what you can afford. Prequalifying for a loan greatly quickens the buying process. Patti has worked with many of the local lenders over the year and can direct you to several reputable lenders before you actually make an offer on a house. How much house you can afford depends on several factors, including your monthly income and cash savings. At today’s interest rates, most buyers can afford a house worth two to three times their annual income. Patti can work with your lender to determine whether you have enough income and down payment to determine what price range you can afford. She can also link you with sources of down payment assistance, such as state and local government programs for first-time buyers, which may be handled through local lenders.
* Envision changes. Patti can help you visulize updates and changes that might help a home fit your needs and/or increase in value in future years. She can also provide names of reputable, licensed contractors qualified to provide materials and services.
* Negotiate on your behalf. An experienced Realtor can often prove their worth during negotiations. Patti has at her fingertips all of the information on comparable sales, general market trends, as well as market predictions. She can use her expertise to help you navigate the world of offers, counteroffers, bidding wars, and contract deadlines. She will write the actual offer, too. This includes structuring any contingencies that must be met before the final sale, such as selling a home, obtaining a mortgage, or passing an inspection.
