Here are some reasons why Patti Green-Kent will get the "best price" for your property.

  1. Competitive Market Analysis:  Patti works more than full time in the local Real Estate Market.  She takes the time to be sure that she knows what property is selling for and what the competition is offering.  She knows how to make property more saleable.  Owners are usually too emotionally involved to be objective about their home.

  2. Qualified Buyers:  Real estate professionals have the training and experience to assess a potential homebuyer's motivation and ability to purchase the house. Patti will do her best to be sure that your home is only being shown to qualified buyers.

  3. Superior Merchandising Knowledge:  Patti has an advertising background and stays in touch with what advertisements produce the best results.  Some properties may sell because of spin-off buyers who respond to other advertised property.  If someone calls regarding a similar property, she will be sure they get information about her seller's homes as well.  She does many kinds of advertising that are not available to FSBO's (For Sale By Owners), such as special publications, access to special mailing lists of people thinking of moving into the area, etc.  Professional showmanship and creative selling ideas by a large team of specialists provide a much greater exposure of the property to the public.

  4. Contract Presentation:  When presenting a contract to the homeseller, Patti can provide important information about the prospective purchasers to help her sellers decide which of several offers to accept: whether the potential buyers are qualified to buy; how they want to structure the transaction; when they want to close and take possession; how they want to divide the closing costs and other details.  Patti has the experience to evaluate the likelihood of the transaction ultimately closing.

  5. Professional Negotiations:  Patti has the experience and training to know what to say and what not to say to different types of personalities.  Delicate negotiations require skill and third party negotiators.  Many buyers have more confidence in a licensed real estate agent than they have in an unlicensed and biased seller.  Effective follow-up is important to complete a sale.

  6. Financing Skills:  Patti has helped innumerable buyers successfully finance their new homes.  She is well versed in the various types of financing and which lenders offer which products.  Buyers are often as concerned about the down payment and monthly payments as they are about the total selling price.  Many transactions are highly complicated, but a sale can often be generated by a financing expert that would otherwise fail.  Expert advice is essential to avoid costly mistakes when seller financing is involved.

  7. Qualities that Affect Price:  The elements that dictate the price of a piece of property are quality, condition, location, and space.  Other intangibles such as character and curb appeal also determine the right price.  Patti can use this information to help sellers set a fair market price.

  8. Flexible Schedules:  A Realtor can bring qualified prospective buyers to the home during times when the seller isn't available.  Patti is available not just 9-5,M-F, but when the buyers are free to look at homes.

  9. More Exposure:  Patti is associated with both the Whitman and Latah County association of Realtors and their Multiple Listing Service/co-brokerage service. Thereby, she can provide information about your home/property to all other brokers in the area, creating many more opportunities to locate qualified purchasers.

You Can Help Sell Your Home

With some inexpensive help from you,
your home can be sold more quickly and for a better price.

These twenty tips have proven helpful to other sellers
and are worthy of your special attention.

PREPARATION FOR SHOWING:

  1. First Impressions are Lasting.  The front door greets the prospective buyer.  Make sure it is fresh, clean, and scrubbed looking.  Keep lawn trimmed and edged, and the yard free of refuse.  Walks, steps, and driveways should be clear of snow and ice.

  2. Decorate for a Quick Sale.  Faded walls and worn woodwork reduce appeal.  Why try to tell the prospect how your home would look when you can show him/her by inexpensive redecorating?  A quick sale at a higher price will result when you follow your own advice.

  3. Let the Sun Shine In.  Open draperies and curtains and let the prospect see how cheerful your home can be.  Dark rooms do not appeal.

  4. Fix the Faucet.  Dripping water discolors sinks and suggests faulty plumbing.  We will be pleased to tell you how to fix it.

  5. Repairs can Make a Big Difference.  Loose knobs, sticking doors and windows, warped cabinet drawers and other minor flaws detract from value.  Have them fixed.

  6. From Top to Bottom.  Display the full value of your home by removing all unnecessary articles in your attic, basement and other utility areas.  Brighten dull, dark, basements and garages by painting walls.

  7. Safety First.  Keep stairways and traffic lanes clear.  Avoid cluttered appearances, and possible injuries.

  8. Make Closets Look Bigger.  Neat, well-ordered closets show that the space is ample.

  9. Bathrooms Help Sell Homes.  Check and repair caulking in bathtubs and showers.  Make this room sparkle.

  10. Arrange Bedrooms Neatly.  Remove excess furniture.  Use attractive bedspreads and freshly laundered curtains.
